​This question comes up from time to time and its an important one to ask!  Deciding to buy a home is no small decision and it makes sense to be as informed as possible.  So…why use a Realtor?

  • In San Diego, the Seller typically pays the costs of agent commissions.  As a Buyer, because the Seller normally pays both commissions, you are getting a Realtor's professional expertise and guidance absolutely free of charge.  Why pass up free?
  • Going to Open Houses on the weekends is fun and can be very informative; but many homes that are for sale don’t conduct Open Houses.  As your Realtor, I can show you many more homes – any home, in fact, listed on the MLS (Multiple Listing Service).
  • Keep in mind though, Realtors don't earn their commission just by helping you find the house you love… We also earn it by making sure you know exactly what you are doing as you sign the 200+ pages of documents required in a transaction: inspections, appraisals, disclosures, etc. California has the most stringent real estate laws in the country.   My job is to make sure the largest purchase of your lifetime is something you actually understand.  I also have transactional coordinators who keep transactional paperwork organized; and our Broker of Record, Jim Berns, who reviews transactions regularly to ensure state compliance, which protects our clients. So, when you sign on with me, you benefit from our entire staff of coordinators and brokers as well!
  • While a Buyer can look at websites like Zillow or Trulia to get an idea of what's available, as your Realtor, I can access far more properties and far more accurate information (through MLS).  I can also e-mail you the links to those properties so you can preview them before I take you to see them in person.
  • A good Realtor is a good negotiator.  While you know what you are willing to pay for a property, I can advise you as to the property’s worth, communicate effectively and professionally with the Seller or their agent; and get you the best deal.
  • When choosing a Realtor, choose someone you can connect with on a personal level; someone who cares about you and your particular needs; and someone who will communicate with you regularly.  Choose me!
